Tbilisi Boulevard is a modern, eco-friendly investment resort project located on the shores of Lake Tbilisi, with fully integrated infrastructure and attractive returns. The heart of the project is the Hotel Promenade - an investment complex that is already under construction and offers 276 premium apartments for sale.
This investment offers the potential for property appreciation, with an expected increase in value of 12–15%. After the final inspection, the apartment owner receives 70% of the net profit from hotel operations for 20 years. The return is paid once a year, no later than February 15, for the previous fiscal period. The owner also receives an annual report on the hotel’s financial results, based on which the return is calculated.
The hotel is located on a 24,000 m² boulevard by the lake, close to the GINO Aquapark and an amphitheater with a capacity of 800 people. The hotel will include a ground floor area of up to 5,000 m² with restaurants, cafes, bars, shops, children's areas, and a fitness center, as well as rooftop pools with panoramic views.
Managed by a reputable hotel operator, it represents the ideal combination of stable yield and property value growth.
Lake Tbilisi, artificially created in 1953, is the main source of drinking water for the city and provides a unique microclimate. Projects such as GINO Aquapark, Hotel GINO Seaside, and Hotel Promenade make it an attractive investment location with growing value.
The heart of the resort will be a 24,000 m² boulevard by the lake with fountains, a coastal promenade, greenery, and modern furniture. A modern shopping centre with shops, boutiques and services will be built in the resort. It will offer supermarkets, pharmacies, a bank, post office, dry cleaners, cafes, restaurants, specialty shops and spit and will become a vibrant place for shopping, meetings and leisure.
The resort will include a modern business centre with co-working spaces that will offer professional facilities for work, meetings and networking right in an attractive holiday location.
The resort will offer modern sports facilities including tennis courts, football and basketball courts, which will create ideal conditions for sport, exercise and active recreation.
The resort will host an international private school with a focus on enhanced mathematics education, providing quality education close to home.
The resort will feature several modern children's play areas, offering safe and fun spaces for games and leisure for the youngest residents.
Eight premium residential buildings will be constructed in the resort, offering modern apartments with high-end finishes, high-quality materials, and views of the sea, nature, or sports and recreation areas. Construction of Building D has already begun, and 83% of the apartments have been sold. Building E is being prepared for construction, and 15% of the apartments have already been sold.
To mantain a clean and pleasant enviroment, no cars will be allowed to park directly in front of the buildings. A dedicated visitor parking house will be built on the site, and each building will feature its own underground garage. The resort is designed to be eco-friendly, prioritizing cleanliness, safety, and comfort for all residents and guests.
Almost every building will be equipped with solar panels, which will ensure energy efficiency, reduce operating costs and contribute to the green character of the entire resort.
