Lake Tbilisi is, in fact, the main water reservoir for the city of Tbilisi, which serves as a drinking water reservoir. However, thanks to its size and atmosphere, it is called a “lake” and is a popular place for relaxation, sports, and recreation. It is right here that our project is taking shape. The plots are located at an elevation of 550–580 m and constitute the capital’s only climatic resort.
Construction is financed by the project investor Dr. Nodari Giorgadze and the Slovak state bank EXIMBANKA SR. All funds for the purchase of the apartment are paid by the future buyers to an account in the Slovak Republic.
Rent is paid once a year, always no later than February 15 of the following calendar year.

Yes. We have always given and continue to give this option to our clients. Flying from Vienna, Prague or Budapest or with Krakow for 3 nights, 4 days, by airline Georgian Airlines (Boeing 737). The flight takes on average 3:15 hrs. We will take care of the complete program, transfer and accommodation. Just turn up at the departure airport. A Slovak, English or Russian speaking manager can accompany you during the tour.

The lease agreement is entered into with our company for a term of 20 years. After this period has elapsed and we have evaluated our mutual cooperation, we may offer you a contract extension.

Yes, each apartment owner will have a signed Lease Agreement for term 10 years with the company in charge GINO Holding a.s. , which is a full member of the World Tourism Organization - UN Tourism.
No, during the term of the rental agreement for your apartment, the utility charges and the repair fund are paid by the resort operator.
Insurance for the hotel building and technology will be paid by the resort operator.
All apartments will be equipped with bespoke design furniture and modern technology that meet the highest five-star hotel standards. If the future owner is interested in the declared yield it is necessary to purchase a furniture package.
The cost of all the apartment’s furnishings and equipment is already included in the purchase price. The apartment is delivered fully furnished and ready for hotel operations, with no need for additional investment in its furnishings.
Yes, in accordance with the Lease Agreement, any transfer is subject to our prior approval as the developer.
VAT in Georgia is 18%. Under the relevant Georgian legislation, each who invests in an investment tourist property and leases it to a licensed tourist centre operator for a period of 10 years is exempt from paying VAT. This applies to both companies and individuals. Therefore, the purchase and sale prices are already free of VAT, which the client does not have to pay in this case.
